Local conditions

The Gulf Coast is hard on roofs in three separate ways.

These are not abstractions. They change what should go on your building. A roof specified for an inland property and a roof specified for a waterfront lot in Gulf Breeze are not the same roof, even when the shingle on the box is identical.

What differs is the detail work: fastening pattern, starter course, flashing height, penetration treatment, and what the fasteners and coatings are made of. A side-by-side quote comparison never shows you that part, and it is the part that decides whether the roof survives the next decade.

Wind
Uplift breaks the seal on shingles at edges, ridges and hips without displacing them. The roof looks intact from the ground while the next rain finds its way underneath.
Water
Wind-driven rain moves sideways and upward. It gets past details that shed ordinary rainfall perfectly well. That is why flashing and terminations matter more here than the covering does.
Salt and sun
Near the water, salt attacks fasteners, flashing and metal coatings long before it touches the covering. Everywhere, UV and heat cycling age material faster than test conditions suggest.

  1. Do you handle both homes and commercial buildings?

    Yes. Residential and commercial roofing are different disciplines (steep-slope covering work versus low-slope membrane systems, different detailing, different scheduling constraints) and we work on both. If you own a home and manage a building, you are not dealing with two different companies.

  2. My roof is not leaking yet. Is it too early to talk?

    Not at all. Planning a replacement while the roof is still doing its job means you can choose the material deliberately, schedule around your own calendar, and budget for it. Replacing a roof under emergency conditions removes all three of those options.

  3. Are you licensed?

    Yes. Omni Roof Systems holds Florida certified roofing contractor license CCC1336674. You can verify it against the Florida Department of Business and Professional Regulation's public license records.

  4. What should I have ready before I call?

    #

    The property address, whether it is residential or commercial, and what you have observed: where water appears, when it started, whether it follows heavy rain or wind from a particular direction, and whether anything has been done to the roof recently. Photographs help. None of it is required, but it makes the first conversation much more useful.
